Independent homeowner cost guide
What Painting Costs in Ocean County, NJ
Line-item breakdowns, per-unit pricing, and the specific things that move a quote — for every painting service and for the towns where the numbers genuinely differ.
Most painting cost pages give you one wide range and stop. That is not enough to judge a quote with. This cluster breaks each service into labor, materials, and prep, prices it in the units homeowners actually search — per room, per square foot, per cabinet door, per linear foot of railing — and then tells you what specifically moves the number.
Everything here uses the same underlying rates: $2.80 per square foot interior, $3.50 exterior, $4.50 for deck staining, and $50 per cabinet door or drawer front — the same rates behind our cost calculator. We are not a painting contractor, so there is no bid here to protect.

Planning ranges for budgeting, not quotes. Commercial pricing and color consultation fees vary too widely to publish a single honest figure — those pages explain how they are actually billed.
How a painting quote breaks down
A single range tells you almost nothing. Splitting a quote into labor, materials, and prep tells you what a contractor is planning to do — and where a cheap bid is cutting. This split holds across every service and every town in Ocean County; the pages in this cluster only call out where a specific job behaves differently.
Labor
~60% of the totalCrew hours for masking, cutting in, rolling or spraying, and daily setup and cleanup. This is the line that scales with how many people are on site and how many days the job runs — it is also the line most often padded, so ask how many painter-days the quote assumes.
Materials
~25% of the totalPaint, primer, caulk, spackle, tape, plastic, drop cloths, and abrasives. Paint grade moves this line roughly ±15–25% versus a mid-grade premium product. A quote should name the manufacturer, the product line, and the sheen — not just "two coats of quality paint."
Prep
~15% of the totalWashing, scraping, sanding, patching, priming bare spots, and protecting what is not being painted. Prep is the first thing a low bid cuts and the first thing that fails. On a surface in poor condition this line can run substantially higher than 15%.
What a fair quote should include
Print this, or read it off your phone while the estimator is standing in your kitchen. A quote missing several of these is not cheaper — it is less defined. Every page in this cluster assumes you are working from this list, and adds only the questions specific to that job or town.
- Named product: manufacturer, product line, and sheen for each surface type
- Number of coats per surface, stated separately for primer and finish
- Written scope of prep: what gets washed, scraped, sanded, patched, and primed
- What is explicitly excluded (trim, ceilings, closets, doors, carpentry repair)
- Surface-by-surface or room-by-room pricing rather than one lump-sum number
- Crew size and expected number of working days on site
- Proof of NJ Home Improvement Contractor registration and current liability insurance
- Written workmanship warranty with a stated length and what it does and does not cover
- Payment schedule tied to milestones — a large up-front deposit is a warning sign
- How change orders are priced and approved in writing before work proceeds
