The Salt Air Playbook: Why Coastal Paint Jobs Fail Early
Homes within a few miles of the Atlantic take a beating that inland houses never see. Salt-laden air deposits chloride on every exterior surface, driving corrosion under paint films, breaking down binders, and lifting coatings from the substrate. If your last exterior paint job started failing in year three, salt air is almost certainly a factor.
What salt air actually does to paint
Airborne sea salt settles on siding, trim, and metal fixtures constantly. Once the humidity rises, that salt pulls moisture from the air and forms a corrosive brine underneath the paint film.
On metal (railings, flashing, nail heads), this triggers rust that bleeds through the topcoat. On wood and fiber cement, it accelerates binder breakdown, chalking, and adhesion failure at the coating-substrate interface.
The prep steps that separate a 3-year job from a 10-year job
On coastal projects, prep is 70% of the outcome. If a contractor's proposal doesn't spell these out in writing, the paint job is already compromised.
- Soft wash the entire envelope to remove salt deposits (not just pressure wash — soft wash uses a surfactant)
- Spot-prime all bare metal with a rust-inhibitive primer, not standard latex primer
- Sand and feather all failing areas, then bond-coat with an adhesion primer
- Caulk with a 100% acrylic or polyurethane caulk rated for exterior movement — not painter's caulk
Products that actually hold up
Look for 100% acrylic topcoats specifically formulated for coastal or marine exposure. Ask what primer the contractor plans to use — a coastal-rated bonding primer under a premium acrylic will outlast a builder-grade combo by years.
For metal, insist on a rust-inhibitive primer (alkyd or DTM acrylic) before topcoat. This is non-negotiable within two miles of open water.
