    UV Load on the Jersey Shore: Why Your South-Facing Wall Fades First

    If the south and west elevations of your home look noticeably faded compared to the north side, that's UV degradation — and coastal exposure amplifies it. Reflected light off water, sand, and light-colored surfaces increases the effective UV dose your paint has to survive.

    Why fade isn't uniform

    South and west walls receive several hours of direct afternoon sun daily. On the shore, that light is often reflected back off the ocean and light-colored roofs, effectively doubling the UV exposure on some elevations.

    Dark, saturated colors — deep blues, reds, blacks, rich greens — take the worst of it. Their pigments break down faster than earth tones and neutrals, causing visible fade in 2-4 years on high-exposure walls.

    How to choose colors that hold up

    You don't have to give up rich color. You do have to choose it deliberately.

    • Ask for colors formulated with inorganic pigments (iron oxides, titanium dioxide) — they resist UV better than organic pigments
    • Look for a Light Reflectance Value (LRV) above 30 on high-exposure walls when possible
    • Consider a slightly deeper shade on north-facing walls and a matched, slightly lighter version on south/west to keep the visual balance as the sun-loaded walls fade
    • For deep saturated colors, use a premium product with published fade-resistance data (many manufacturers publish a 'lightfastness' or fade rating)

    Sheen matters too

    Lower-sheen finishes hide chalking and micro-fade better than flat finishes. On coastal exteriors, a satin or low-lustre sheen typically gives you the best combination of washability, fade resistance, and forgiveness.
